A key design aspect was to have the garage door read as part of the wall with its panels finishing flush with the external panels and all aligning.

The garage door has now been installed and the panels positioned exactly as anticipated - the easy part now is to clad the adjoining walls…well done guys!!

Can’t wait to see the finished product

The true form is revealed

Now that the high level works are completed the void scaffold and external scaffolding has been removed and the true form of the house is now revealed.

The two storey internal and external spaces add incredible volume to the living area and that area will enjoy copious amounts of winter sun but will be protected fromthe harsh summer sun by the 3.6m wide high level eaves

Maintaining Air Quality

The air quality within a house is often overlooked. Schafer Design have researched this aspect of the design and have selected Ecolour paints for the project.

This Australian paint uses re-cycled and re-refined waste engine oil to make water based paint. The oil acts as a preservative, providing durability and smooth application qualities to the paint. Ecolour paints have been proven in the marketplace for over 10 years and are now regularly used in hospitals and health care projects where air quality is most important.

Regular paints release toxic solvents and petrochemicals into the air as they dry. These are known as Volatile Organic Compounds (VOCs) and are proven to contribute to many health conditions including cancer, sick building syndrome, breathing difficulties, dizziness, headaches, fatigue and blurred vision.

With ZERO VOCs, ecolour paints are entirely non-toxic to people and the environment.

The choice of Scyon wall claddings

One of the major issues with cladding selection is the balance between the materials embodied energy, its longevity and need for ongoing maintenance.

When incorporated into a wall system and compared with other products, fibre cement is at the lower end of the scale for embodied energy and offers excellent longevity. Studies indicate that timber framed construction with timber weatherboards has the lowest embodied energy of 188MJ / sqm. and a typical timber framed brick veneer construction has 561MJ /sqm.

We decided to utilise Scyon Linea Board and Scyon Matrix panels for the majority of the claddings on our house - this form of construction has a minimal 212 MJ /sqm of embodied energy and offers a long life expectancy with minimal maintenance. The fibre cement is a better substrate for painting than most timber products the profiles of the linea board and matrix panel provide nice depth and definition which is lacking on its competitors products.

The cleanest building site?

One of the potential issues with having a slab polished and basically finished so early in the construction phase was how it can be protected while the other trades are on site.

A big thanks to all the subbies with the care exercised and the cleanup of the slab at the end of the day by either sweeping or cleaning with an garden blower.

I think this is the first site I’ve seen where the slab is completely clear of debris, materials, sawdust etc. The time spent at the end of the day cleaning gives everyone a cleaner and safer area to work in the following day.

Reverse brick veneer, is when the bricks (the thermal mass) are placed on the inside of the structural framing. The outside of the home has some form of cladding on the outside, and there is a layer of insulation between the cladding and the brickwork on the inside.

The heat and cold from the outdoors is not transmitted into the home as the bricks are protected from the external weather conditions.

In winter, the bricks on the inside of the home can store the heat that is coming into the room (either from windows, or from heaters) and radiate it back into the room when it is needed. The insulation behind the bricks stops the precious heat from escaping.

In summer, keeping the windows and doors closed means that heat doesn’t enter the home as easily, and the thermal mass acts to cool the interior. At night, you simply open the windows to allow the cooler air to dissipate any heat in the brickwork.

Reverse brick veneer is very attractive and can be rendered or covered with plasterboard.

Our Brickies working on the reverse brick veneer.

Our Brickies working on the reverse brick veneer.

Out of whack - A post from DC

Well we have spoilt the brickies !!! Please explain, one of Schafer Design features is to use the brick skin on the inside of the walls rather than the conventional building practice of having brick walls on the outside of the home. This is done to achieve better insulation values, keeping the home cooler in summer and warmer in winter.

Back to my original point, the brickies get to work off the nice flat slab, it makes life easier to wheel the borrow, stack the bricks and work their magic!!

Maybe I should suggest a pay cut and see how that goes over !
One of the main objectives with this design is to create a small family home utilising sustainable principles and incorporating eco-minded materials.

In order to achieve the 8-star energy rating, building products which will reduce the energy consumption for heating and cooling of the internal spaces were specified. Thermal mass will be gained from the polished concrete floors and the passive solar design principles employed in the design negate the need for air conditioning.
